It’s time to move, but do you know where? How? And How much it’s going to cost you? What are the steps to putting your house on the market?

Your neighbors start chiming in with what Mary said her house sold for..., and Dan claims his home is worth..., but do you really know the market? STEP ONE: Get educated, and find out your home’s potential worth

So, now you are more experienced. You know your home’s worth. Even talked to some agents and listened through the “marketing plan” which sounds like the same garbage the last agent said, just with better pictures, and you feel like you are ready to talk business, but every agent is selling the same thing. How do you know the difference between the agent who just sells themselves and the agent who can actually sell your home? STEP TWO: You need to find yourself an agent you can trust to work their hardest for you.

“Change is the only constant” The market is constantly changing, and staying ahead of the curve takes a special something that may not be apparent in an interview. Stay alert, ask the right questions, and choose wisely. It could be the difference between selling your home, and missing out on your next dream home

Once with an agent, and prior to putting your home on the multiple listing system, your home may be in need of staging. STEP THREE: Prepare your home for showings. This means cleaning, organizing, possibly painting, and fixing items that stand out as potential problems. Your agent should know how to enchant your potential buyers; by anticipating wants and desires. Buying a home is an emotional decision that should not be clouded by clothes on the floor, a sink full of dishes, or badly placed furniture that hinders fluid movement.  See staging for more helpful hints.

Following these steps, you will need to put your faith in your realtor’s ability to get your home sold. STEP FOUR: Be patient and maintain. Your agent should be in touch often with updates and feedback. More changes may be needed, but trust your realtor. You chose him or her for a reason. Good Luck, but with the right agent you shouldn’t need it.
